Tile Roofs Inside The Gates

Canyon Lake is a private, gated community and a city. Inside the gates, the Canyon Lake Property Owners Association (POA) has jurisdiction, and its rules decide what a roof can be made of. The city won't take a re-roof permit application until the POA has approved the work.

Tile, clay or cement, is first on the POA's list of allowed roof coverings, and tile is work we do: lift and relay with the same tile set back, broken tile, and new valley metal.

Permits & Inspections

A Re‑Roof In Canyon Lake

  1. POA Approval Comes First

The POA's CC&Rs say no improvement may be altered without written approval from its Architectural Control Committee (ACC), and any exterior improvement needs a permit from the Association. The City of Canyon Lake won't accept a re-roof permit application until the POA has approved it.

  2. What The POA Allows On A Roof

POA rule PC.5.3 allows tile (clay or cement), cedar shake, wood shingle, or built-up roofing with colored rock. Shake and wood shingle are not recommended, every roofing material needs Committee approval, and highly reflective roof colors are discouraged.

  3. How The POA Review Works

You submit an application and a plot plan to the POA's Planning and Compliance Department. The ACC meets every Thursday and mails a written decision, and work starts only after approval. Planning and Compliance can tell you which form your roof needs.

  4. Then The City Permit

With POA approval in hand, the city permit goes through Canyon Lake's iWorQ portal, and the city asks you to allow 1 to 5 days for processing. City inspections run Monday through Thursday.

Questions

Roofing Questions In Canyon Lake

  1. Can I put asphalt shingles on a home inside the gates?

Not under the POA's roofing rule as written: PC.5.3 lists tile, cedar shake, wood shingle and built-up roofing with colored rock, and asphalt shingles aren't on it. Ask the POA's Planning and Compliance Department before you plan a change.

  2. Does a flat roof here need to be white?

Not always. When more than half of a low-slope roof is replaced, the state's Zone 10 values call for an aged solar reflectance of 0.63, unless thicker insulation at the deck or another exception covers it. The POA discourages highly reflective roof colors, and it has a roofing material variance for flat roofs and roofs with 1 inch or less of pitch per 12 inches. Talk to Planning and Compliance early.

  3. Does POA approval replace the city permit?

No. The POA's rules say Association approval doesn't relieve owners of the duty to get city permits. You need both.
