Menifee & Riverside County Concrete Tiles

Concrete tile covers a lot of homes in Menifee and the cities around it, in flat profiles and the S-shaped mission style.

How We Do It

Lift and relay, broken tile, valley metal

The tile itself lasts a long time. The underlayment under it and the metal in the valleys wear out first. On a lift and relay, we take the tiles off, stack them on the roof, replace what's underneath, and set the same tiles back.

We also replace cracked and broken tiles and put new metal in worn valleys.

What The Job Involves

  1. Lift and relay: tiles off, new underlayment, tiles back on

  2. Replacing cracked or broken tiles

  3. New valley metal

Signs To Watch For

When A Tile Roof Needs Work

  1. Cracked Or Slipped Tiles

A cracked or slipped tile lets sun and water reach the underlayment below it. Replace it before the underlayment there wears through.

  2. Leaks Along The Valleys

Valleys carry the most water on a tile roof. When the metal in them wears out, leaks show up inside along the valley lines.

  3. Underlayment Past Its Life

The tile sheds most of the rain, but the underlayment under it keeps the house dry. Once it dries out and cracks, a roof with good tile can still leak.

Permits & Title 24

Tile Roofs And The City

A tile re-roof goes through the city like any other: in Menifee, every re-roof needs a building permit before work starts. Hemet's re-roof handout asks for structural calculations from a licensed engineer or architect for tile over 6 pounds per square foot, or for any tile laid over an existing roof covering.

In Canyon Lake, tile is one of the few roof coverings the Property Owners Association allows. Each city page has the details.

Questions

Concrete Tiles Questions

  1. What is a lift and relay?

We take the tiles off and stack them on the roof, replace the underlayment and any worn valley metal, then set the same tiles back. Cracked or broken tiles get replaced along the way.

  2. Why does my tile roof leak when the tiles look fine?

The tile sheds most of the water, but the underlayment under it is what keeps the house dry, and it wears out long before concrete tile does. Valleys are the other common spot, where worn metal lets water through.

  3. Concrete or clay: does it matter?

Clay tile is more brittle than concrete, so it has to be walked and worked with more care. The work underneath is the same: underlayment, flashing and valleys.
