Menifee & Riverside County Torch Down

Torch down (modified bitumen) is a roof for flat and low-slope sections in Menifee and Riverside County: porches, additions, mobile homes and commercial buildings.

How We Do It

Flat and low-slope roofs, torch-welded

We roll out the sheets and heat-weld them with a torch, so the seams fuse into one continuous layer. We flash it at the walls, the vents, and the line where the flat roof meets the shingles.

Cap sheets come in white, which reflects the sun, or darker colors like the brown roof in the photos.

What The Job Involves

  1. Removing the old flat roof

  2. Deck repairs

  3. Base sheet and cap sheet, torch-welded

  4. Flashing at walls, vents and shingle edges

Signs To Watch For

When A Flat Roof Needs Work

  1. Water That Sits

Puddles that stay on a flat roof for days after rain wear the surface down and find every weak seam. The roof needs to drain.

  2. Blisters And Cracks

Bubbles in the cap sheet mean moisture or air is trapped underneath. Cracked or blistered spots let water into the layers below.

  3. Seams And Edges Lifting

Where sheets overlap, or meet a wall or a vent, the seams and flashing should lie sealed and flat. Lifted edges are where flat roofs start to leak.

Permits & Title 24

Flat Roofs And The Cool Roof Rule

A low-slope roof is one pitched under 2:12. In Climate Zone 10, replacing more than half of one means the new roofing needs an aged solar reflectance of at least 0.63 and a thermal emittance of at least 0.75, or an SRI of at least 75. The roof also needs R-14 continuous insulation or a roof assembly U-factor of 0.039, unless it already has R-10 or more, or another exception applies.

Insulation can stand in for reflectance: with R-24 continuous insulation at the deck, there is no reflectance minimum at all. Our permit guide has the full table.

Questions

Torch Down Questions

  1. White or dark cap sheet?

White reflects the sun and keeps the roof cooler. When more than half of a low-slope roof is replaced in Climate Zone 10, the new roofing generally has to reach an aged reflectance of 0.63, unless thicker insulation or another exception covers it. A darker cap sheet, like the brown one in our photos, works where no such minimum applies.

  2. What is torch down roofing?

Torch down is modified bitumen: sheets rolled out over the roof and heat-welded with a torch, so the seams fuse into one continuous layer.

  3. Where does torch down go?

On flat and low-slope sections: porches, additions, mobile homes and commercial buildings, and the flat parts between sloped roofs, like the job in our photos.
