Signs To Watch For

When To Get An Inspection

Before You Buy Or Sell

A roof is one of the biggest costs in a house. Knowing its condition before a sale means no surprises after it.
After A Storm

High wind lifts shingles and cracks tile in places you can't see from the yard. A walk on the roof finds them before the next rain does.
Before Solar Goes On

Solar panels sit on the roof for years. Checking the roof under them first saves taking them off later to fix it.

Permits & Solar

Roofs Under Solar Panels

In Temecula, the city's handout CD-203 covers re-roofs under existing solar. The permit can only go to a C‑39 roofing contractor, a Class B general contractor or an owner-builder, and neither a C‑39 roofer nor the homeowner may take the solar system off or put it back.

There, repairs under 10% of the roof or 200 square feet, whichever is smaller, that don't affect the solar system need no permit. Checking the roof before solar goes on saves taking the panels off later.
